<h3>30-Year Fixed-Rate Mortgage Drops Amid Japan Crisis</h3>

<p>McLean, VA – Freddie Mac (OTC: FMCC) today released the results of its <a href="http://www.freddiemac.com/pmms/">Primary Mortgage Market Survey®</a> (PMMS®), which shows the 30-year fixed-rate dropping to 4.76 percent while the 15-year fixed-rate hit its lowest rate at 3.97 percent since December 2010.</p>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">30-year fixed-rate mortgage</a> (FRM) averaged 4.76 percent with an average 0.7 point for the week ending March 17, 2011, down<strong> </strong>from last week when it averaged 4.88 percent. Last year at this time, the 30-year FRM averaged 4.96 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">15-year FRM </a>this week averaged 3.97 percent with an average 0.7 point, down<strong> </strong>from last week when it averaged 4.15 percent.<strong> </strong>A year ago at this time, the 15-year FRM averaged 4.33 percent.</p>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">5-year Treasury-indexed hybrid adjustable-rate mortgage </a>(ARM) averaged 3.57 percent this week, with an average 0.6 point, down from last week when it averaged 3.73 percent. A year ago, the 5-year ARM averaged 4.09 percent.</p>

  <li><a href="http://www.freddiemac.com/pmms/pmms_archives.html">1-year Treasury-indexed ARM </a>averaged 3.17 percent this week with an average 0.6 point, down<strong> </strong>from last week when it averaged 3.21 percent. At this time last year, the 1-year ARM averaged 4.12 percent.</li>

<p>Average commitment rates should be reported along with average fees and points to reflect the total cost of obtaining the mortgage.</p>

<h3>30-Year Fixed-Rate Mortgage Eases Just Below 5 Percent</h3>

<p>McLean, VA – Freddie Mac (OTC: FMCC) today released the results of its <a href="http://www.freddiemac.com/pmms">Primary Mortgage Market Survey®</a> (PMMS®), which shows a drop in long-term fixed rates this week.</p>

<h5>News Facts</h5>

<ul>
  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">30-year fixed-rate mortgage</a> (FRM) averaged 4.95 percent with an average 0.6 point for the week ending February 24, 2011, down from last week when it averaged 5.0 percent. Last year at this time, the 30-year FRM averaged 5.05 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">15-year FRM</a> this week averaged 4.22 percent with an average 0.7 point, down from last week when it averaged 4.27 percent. A year ago at this time, the 15-year FRM averaged 4.40 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">5-year Treasury-indexed hybrid adjustable-rate mortgage</a> (ARM) averaged 3.8 percent this week, with an average 0.6 point, down from last week when it averaged 3.87 percent. A year ago, the 5-year ARM averaged 4.16 percent.</p>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">1-year Treasury-indexed ARM</a> averaged 3.40 percent this week with an average 0.6 point, up from last week when it averaged 3.39 percent. At this time last year, the 1-year ARM averaged 4.15 percent.</p>

<p>Average commitment rates should be reported along with average fees and points to reflect the total cost of obtaining the mortgage.</p>

In addition, the level of the index was the lowest since the fourth quarter of 2002.</p>

<p>McLean, VA – Freddie Mac (OTC: FMCC) today released the results of its <a href="http://www.freddiemac.com/pmms/">Primary Mortgage Market Survey®</a> (PMMS®), which shows mortgage rates holding steady and below 5.0 percent.</p>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">30-year fixed-rate mortgage</a> (FRM) averaged 4.88 percent with an average 0.7 point for the week ending March 10, 2011, up<strong> </strong>from last week when it averaged 4.87 percent. Last year at this time, the 30-year FRM averaged 4.95 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">15-year FRM </a>this week averaged 4.15 percent with an average 0.7 point, the same<strong> </strong>from last week when it averaged 4.15 percent.<strong> </strong>A year ago at this time, the 15-year FRM averaged 4.32 percent.</p>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">5-year Treasury-indexed hybrid adjustable-rate mortgage </a>(ARM) averaged 3.73 percent this week, with an average 0.6 point<strong>, </strong>up from last week when it averaged 3.72 percent. A year ago, the 5-year ARM averaged 4.05 percent<strong>.</strong></p>

  <li><a href="http://www.freddiemac.com/pmms/pmms_archives.html">1-year Treasury-indexed ARM </a>averaged 3.21 percent this week with an average 0.5 point, down<strong> </strong>from last week when it averaged 3.23 percent. At this time last year, the 1-year ARM averaged 4.22 percent.</li>

<p>Average commitment rates should be reported along with average fees and points to reflect the total cost of obtaining the mortgage.</p>

    <p>&quot;Mortgage rates held steady amid a strong <a href="http://www.bls.gov/bls/newsrels.htm">employment report</a> . The private sector added 222,000 jobs in February, the most since March 2006 while the unemployment rate fell to 8.9 percent, the lowest share since April 2009.</p>

  <li>&quot;Interest rates for 30-year fixed-rate mortgages have averaged at or below 5 percent in every week but one this year, contributing to record home affordability. <a href="http://www.realtor.org/research/research/housinginx">The National Association of Realtors® Housing Affordability Index</a> rose to an all-time record high in January, based on figures dating back to 1971. More recently, <a href="http://www.mbaa.org/ResearchandForecasts/ProductsandSurveys/WeeklyApplicationSurvey">mortgage applications</a> jumped almost 16 percent over the week ended March 4, 2011 representing the largest percent increase since the week of June 11, 2009.&quot;</li>

<p>McLean, VA – Freddie Mac (OTC: FMCC) today released the results of its <a href="http://www.freddiemac.com/pmms">Primary Mortgage Market Survey®</a> (PMMS®), which shows a drop in long-term fixed rates this week.</p>

<h5>News Facts</h5>

<ul>
  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">30-year fixed-rate mortgage</a> (FRM) averaged 5.0 percent with an average 0.7 point for the week ending February 17, 2011, down from last week when it averaged 5.05 percent. Last year at this time, the 30-year FRM averaged 4.93 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">15-year FRM</a> this week averaged 4.27 percent with an average 0.7 point, down from last week when it averaged 4.29 percent. A year ago at this time, the 15-year FRM averaged 4.33 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">5-year Treasury-indexed hybrid adjustable-rate mortgage</a> (ARM) averaged 3.87 percent this week, with an average 0.6 point, down from last week when it averaged 3.92 percent. A year ago, the 5-year ARM averaged 4.12 percent.</p>

    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">1-year Treasury-indexed ARM</a> averaged 3.39 percent this week with an average 0.6 point, up from last week when it averaged 3.35 percent. At this time last year, the 1-year ARM averaged 4.23 percent.</p>

<h3>30-Year Fixed-Rate Mortgage Rates Rise to 5.05 Percent Highest Level Since April 2010</h3>

<p>McLean, VA – Freddie Mac (OTC: FMCC) today released the results of its <a href="http://www.freddiemac.com/pmms">Primary Mortgage Market Survey®</a> (PMMS®) which shows long- and short-term rates rising this week.</p>

<h5>News Facts</h5>

<ul>
  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">30-year fixed-rate mortgage</a> (FRM) averaged 5.05 percent with an average 0.7 point for the week ending February 10, 2011, up from last week when it averaged 4.81 percent. Last year at this time, the 30-year FRM averaged 4.97 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">15-year FRM</a> this week averaged 4.29 percent with an average 0.7 point, up from last week when it averaged 4.08 percent. A year ago at this time, the 15-year FRM averaged 4.34 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">5-year Treasury-indexed hybrid adjustable-rate mortgage</a> (ARM) averaged 3.92 percent this week, with an average 0.6 point, up from last week when it averaged 3.69 percent. A year ago, the 5-year ARM averaged 4.19 percent.</p>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">1-year Treasury-indexed ARM</a> averaged 3.35 percent this week with an average 0.6 point, up from last week when it averaged 3.26 percent. At this time last year, the 1-year ARM averaged 4.33 percent.</p>

<p>Average commitment rates should be reported along with average fees and points to reflect the total cost of obtaining the mortgage.</p>

<p>McLean, VA – Freddie Mac (OTC: FMCC) today released the results of its <a href="http://www.freddiemac.com/pmms">Primary Mortgage Market Survey®</a>(PMMS®) which shows mixed results in both long- and short-term rates this week.</p>

<h5>News Facts</h5>

<ul>
  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">30-year fixed-rate mortgage</a> (FRM) averaged 4.81 percent with an average 0.8 point for the week ending February 4, 2011, up<strong> </strong>from last week when it averaged 4.80 percent.; Last year at this time, the 30-year FRM averaged 5.01 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">15-year FRM</a> this week averaged 4.08 percent with an average 0.8 point, down from last week when it averaged 4.09 percent. A year ago at this time, the 15-year FRM averaged 4.40 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">5-year Treasury-indexed hybrid adjustable-rate mortgage</a> (ARM) averaged 3.69 percent this week, with an average 0.7 point, down from last week when it averaged 3.70 percent. A year ago, the 5-year ARM averaged 4.27 percent.</p>

    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">1-year Treasury-indexed ARM</a> averaged 3.26 percent this week with an average 0.6 point, the same as last week when it averaged 3.26 percent. At this time last year, the 1-year ARM averaged 4.22 percent.</p>

In the fourth quarter, the <a href="http://www.bea.gov/national/index.htm">economy grew</a> at a 3.2 percent annualized rate, compared to 2.6 percent in the third quarter, and was led by a 4.4 percent gain in consumer spending. In addition, the <a href="http://www.bea.gov/national/index.htm">core price index</a> for consumer expenditures rose by an annualized rate of 0.4 percent, which was the smallest increase ever since records began in 1959.</li>

<h3>Bond Yields Rise and So Do Mortgage Rates</h3>

<p>McLean, VA – Freddie Mac (OTC: FMCC) today released the results of its <a href="http://www.freddiemac.com/pmms">Primary Mortgage Market Survey®</a>(PMMS®) which shows long- and short-term rates rising this week.</p>

<h5>News Facts</h5>

<ul>
  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">30-year fixed-rate mortgage</a> (FRM) averaged 4.80 percent with an average 0.7 point for the week ending January 27, 2011, up from last week when it averaged 4.74 percent. Last year at this time, the 30-year FRM averaged 4.98 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">15-year FRM</a> this week averaged 4.09 percent with an average 0.7 point, up from last week when it averaged 4.05 percent. A year ago at this time, the 15-year FRM averaged 4.39 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">5-year Treasury-indexed hybrid adjustable-rate mortgage</a> (ARM) averaged 3.70 percent this week, with an average 0.7 point, up from last week when it averaged 3.69 percent. A year ago, the 5-year ARM averaged 4.25 percent.</p>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">1-year Treasury-indexed ARM</a> averaged 3.26 percent this week with an average 0.6 point, up from last week when it averaged 3.25 percent. At this time last year, the 1-year ARM averaged 4.29 percent.</p>

<p>Average commitment rates should be reported along with average fees and points to reflect the total cost of obtaining the mortgage.</p>

  <li>&quot;Mortgage rates followed bond yields a little higher this week amid positive data reports from <a href="http://www.conference-board.org/">The Conference Board</a> that suggest the economy is strengthening. The index of leading indicators rose 1.0 percent in December, nearly twice that of the market consensus forecast and represented the sixth consecutive monthly increase, according to the Board. They also reported a stronger gain in consumer confidence for January, rising to an eight-month high. In addition, the share of households who said jobs were plentiful rose to the highest level since May 2009.</li>
</ul>

  <li>&quot;Consumer demand in the housing market is also showing some positive gains. Sales of <a href="http://www.realtor.org/research/research/ehsdata">existing homes</a> rose in December to the strongest pace since May and sales of <a href="http://www.census.gov/const/www/newressalesindex.html">new homes</a> jumped to the highest since April. At their current sales rate, the expected time on the market fell from 9.5 to 8.l months for existing houses and fell from 8.4 to 6.9 months for new homes.&quot;</li>

<h3>Tame Inflation Figures Leave Mortgage Rates Mixed</h3>

<p>McLean, VA – Freddie Mac (OTC: FMCC) today released the results of its <a href="http://www.freddiemac.com/pmms">Primary Mortgage Market Survey®</a>(PMMS®). The survey results showed mixed results for both long- and short-term rates, with the 30-year rising slightly and the 15-year falling just as slightly.</p>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">30-year fixed-rate mortgage</a> (FRM) averaged 4.74 percent with an average 0.8 point for the week ending January 20, 2011, up<strong> </strong>from last week when it averaged 4.71 percent. Last year at this time, the 30-year FRM averaged 4.99 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">15-year FRM</a> this week averaged 4.05 percent with an average 0.8 point, down from last week when it averaged 4.08 percent. A year ago at this time, the 15-year FRM averaged 4.40 percent.</p>
  </li>

  <li>
    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">5-year Treasury-indexed hybrid adjustable-rate mortgage</a> (ARM) averaged 3.69 percent this week, with an average 0.7 point, down from last week when it averaged 3.72 percent. A year ago, the 5-year ARM averaged 4.27 percent.</p>

    <p><a href="http://www.freddiemac.com/pmms/pmms_archives.html">1-year Treasury-indexed ARM</a> averaged 3.25 percent this week with an average 0.6 point, up from last week when it averaged 3.23 percent. At this time last year, the 1-year ARM averaged 4.32 percent.</p>

<p>Average commitment rates should be reported along with average fees and points to reflect the total cost of obtaining the mortgage.</p>

  <li>“Mortgage rates were little changed during the holiday week amid reports that inflation remains tame. Both the December <a href="http://www.bls.gov/bls/newsrels.htm">core producer price index</a> and <a href="http://www.bls.gov/bls/newsrels.htm">consumer price index</a> matched the market consensus. Compared to December 2009, core consumer prices rose at a 0.8 percent rate, the smallest yearly increase since records began in 1958.</li>

  <li>&quot;The housing construction market, however, still remains weak. The Commerce Department reported that <a href="http://www.census.gov/const/www/newresconstindex.html">new building of one-family homes</a> fell by 9 percent in December, led by a 38 percent drop in the Midwest region. Moreover, homebuilder confidence remained the same in January according to the<a href="http://www.nahb.org/reference_list.aspx?sectionID=134">NAHB/Wells Fargo Housing Market Index</a> , but was below the market consensus forecast.&quot;</li>
